If the Rent or any part thereof shall be in arrears for seven days after becoming payable, or if there is any breach of
any of the covenants on the part of the Tenant, or if the Tenant becomes bankrupt, suffers unexpected financial problems,
or enters into any composition or other arrangement with his/her creditors, or suffers any distress or execution on his
goods, or if the Property shall be left vacant or unoccupied for more than fourteen days without a prior arrangement
with the Landlords, then it shall be lawful for the Landlords to re-enter and take possession of the Property and Fixtures,
Furniture and Effects, without any liability to an action at law for trespass or otherwise, without prejudice to the rights
of the Landlords, and with power to recover all Rent then in arrears and any further Rent and other sums due in
satisfaction of any liability due from the Tenant that may accrue under this Agreement.
